A category of one, built deliberately.

Cerv was founded in 2021 to answer a question the commercial property services category had stopped asking: what does it take to deliver one accountable standard across every service, every market, every visit.

The problem with property services.

Every commercial property runs on five or more service vendors. Each with their own contract, contact, scope, and standard. Each accountable to a different part of the business. Each invisible to the others.

The result, across every region and every asset class, is a category-wide pattern: inconsistent service, fragmented reporting, and operating overhead that the property manager absorbs alone.

Cerv exists to replace the model.

One in-house team across five disciplines. One published standard, scored each visit. One account team owning the relationship across every service in scope. One monthly report.

The category answer to vendor sprawl is not a better vendor. It is a different operating model.

The operating model.

The Cerv Standard is the four-part framework that runs every service across every market. Published, measured, owned, reported, applied identically whether the property is a single asset or a portfolio of twenty.

Built to invert the math.

Kade Thomas founded Cerv in 2021 after a decade operating across commercial real estate, hospitality, and property services. The pattern he observed was structural: the category's economic model favored vendor fragmentation, and the buyer absorbed the cost.

Cerv was built to invert the math. In-house operators instead of subcontracted labor. A published standard instead of a sales promise. One accountable team instead of five disconnected ones.

Four years in, the model holds across fifteen markets and five service verticals — and the thesis has only gotten sharper as the company has scaled.
