02 Capabilities

Three programs, one accountable scope.

04.1 — recurring

The continuous program.

Scheduled treatments on a monthly or quarterly cadence. Interior and exterior perimeter, common areas, mechanical rooms. The treatment that prevents the call, not the one that follows it.

— Interior treatment
— Exterior perimeter
— Common areas
— Trash & mechanical rooms
— Monitoring stations

04.2 — Specialty

The scoped intervention.

Targeted service for issues outside the recurring scope: bed bugs, termites, rodents, wildlife exclusion. Handled internally rather than referred to a sub-vendor.

— Bed bug treatment
— Termite control
— Rodent management
— Wildlife exclusion
— Mosquito programs

04.3 — Documentation

The record that protects the property.

Digital service logs, materials reports, and inspection-ready archives. Formatted for health-department audits, lender requirements, and tenant inquiries.

— Service log archive
— Materials reports
— Inspection support
— Treatment certificates
— Compliance records

The service you don't notice.

This urban multifamily portfolio runs Cerv pest service across eighteen properties — quarterly recurring treatments, monthly common-area service, and a 24-hour response window for tenant-reported issues. Treatments are scheduled outside business hours where possible. Tenant-facing communication is handled by the on-site management team using templates Cerv provides.

Before Cerv, the operator ran two pest vendors and a separate bed bug specialist. Tenant complaints averaged twenty per month across the portfolio. Lease renewal surveys flagged "pest concerns" as a top-three complaint at six of the eighteen properties.

In the fifteen months since Cerv took the contract, tenant complaints average four per month. Pest concerns have dropped off the top-three list at every property in the portfolio. The operator receives one invoice and one monthly report.
