This urban multifamily portfolio runs Cerv pest service across eighteen properties — quarterly recurring treatments, monthly common-area service, and a 24-hour response window for tenant-reported issues. Treatments are scheduled outside business hours where possible. Tenant-facing communication is handled by the on-site management team using templates Cerv provides.
Before Cerv, the operator ran two pest vendors and a separate bed bug specialist. Tenant complaints averaged twenty per month across the portfolio. Lease renewal surveys flagged "pest concerns" as a top-three complaint at six of the eighteen properties.
