Class A office portfolio.
Six properties, one scope.
This Florida multifamily operator runs twelve community pools across four properties under a single Cerv contract. Each pool receives three weekly visits, water-tested and logged. Equipment inspections are quarterly. A single account team owns the relationship across all four properties.
Before Cerv, the operator ran three pool vendors — one per region, each with their own scope, billing, and reporting format. Pool closures during peak season averaged four per month across the portfolio, most for chemistry issues caught after a resident complaint.
In the eighteen months since consolidation, unscheduled closures average less than one per month, and every closure is logged, reported, and resolved within a 24-hour window. The operator receives one invoice and one monthly report.
