The Janitorial Standard.

Every property under Cerv janitorial operates against a published scope, scored each visit and reported in a monthly summary. The standard does not flex by night, by crew, or by building.

Three disciplines, one accountable scope.

02.1 — daily janitorial

The recurring Program.

The continuous scope: trash, restrooms, common areas, kitchens, hard and soft flooring — performed against the published checklist on the contracted cadence.

— Nightly cleaning
— Restroom service
— Hard floor maintenance
— Carpet vacuuming
— Trash & recycling

02.2 — specialty programs

The work alongside the program.

Scoped services that run in parallel to the nightly scope. Day porters during business hours, post-construction cleanup after a build-out, full turnover after a tenant move.

— Day porter
— Post-construction
— Tenant turnover
— Move-in / move-out
— Special events

02.3 — Floor care & deep cleaning

The periodic intensive.

Scheduled work that resets the property: hard floor strip and wax, carpet extraction, restroom restoration, high-touch disinfection.
— Strip & wax
— Carpet extraction
— Restroom restoration
— Window & glass
— Disinfection

The work the building never sees.

This Class A office tower runs a nightly Cerv janitorial program with a day porter on-site from 8 AM to 5 PM. The crew arrives after 7 PM, completes the scope before 11 PM, and submits a digital service log before they leave. The property manager sees three things the next morning: the building, the report, and the inspection score.

Before Cerv, the property cycled three janitorial vendors in two years. Tenant complaint tickets averaged 14 per month. Cleanliness scores in the building's quarterly survey trended in the low 70s.

In the twelve months since Cerv took the contract, complaint tickets average two per month and survey scores have stabilized in the high 80s. The day porter knows the names of the C-suite tenants on the top three floors.
